It's already July, and I'm back with a detailed analysis of the best neighborhoods based on location, schools, shopping, medical access, and proximity to main freeways. 🔍 Interest Rates and Market Trends Mortgage rates have been fluctuating but have stabilized around 6.95% for a 30-year fixed-rate mortgage. Pending home sales in the Phoenix area are down about 6% compared to last year, indicating cautious buyer behavior. Despite hopes for significant rate drops, any decreases will likely be gradual. 🏘️ Top 5 Communities 1. Verrado, Buckeye, AZ  All Ages: Average Sale Price: $570,406. Sales remained stable with 24 homes sold. Current inventory: 129 homes, equating to 5 months of supply. Average days on market: 71. Sellers are offering concessions to remain competitive.  Victory (55+): Average Sale Price: $621,558. 19 homes sold, with 35 active listings (4.5 months of inventory). Average days on market: 85. Builders offer great incentives, especially during summer. 2. Vistancia, Peoria, AZ  All Ages: Average Sale Price: $691,426. 39 homes sold, including 11 new builds. Current inventory: 88 homes (5 months of supply). Average days on market: 90.  Trilogy (55+): Average Sale Price: $693,042. 12 homes sold. Current inventory: 38 homes. Average days on market: 85. No new builds available. 3. Estrella Mountain Ranch, Goodyear, AZ  All Ages: Average Sale Price: $520,244. 48 homes sold, with 117 active listings (5 months of supply). Average days on market: 75. Prices range from $374,900 to $1.39M.  Canta Mia (55+): Average Sale Price: $441,480. 5 homes sold, with 19 active listings. Average days on market: 73. Resales are preferred despite new builds. 4. Pebble Creek, Goodyear, AZ (55+) Average Sale Price: $574,400. 35 homes sold. Current inventory: 66 homes (3 months of supply). Mostly resales, with a steady decline in new builds. 5. Sterling Grove, AZ All Ages & 55+: Average Sale Price: $788,000. Sales are slow with only one new build closing in June. Current inventory: 46 homes.
