It's already July, and I'm back with a detailed analysis of the best neighborhoods based on location, schools, shopping, medical access, and proximity to main freeways. 🔍 Interest Rates and Market Trends Mortgage rates have been fluctuating but have stabilized around 6.95% for a 30-year fixed-rate mortgage. Pending home sales in the Phoenix area are down about 6% compared to last year, indicating cautious buyer behavior. Despite hopes for significant rate drops, any decreases will likely be gradual. 🏘️ Top 5 Communities 1. Verrado, Buckeye, AZ  All Ages: Average Sale Price: $570,406. Sales remained stable with 24 homes sold. Current inventory: 129 homes, equating to 5 months of supply. Average days on market: 71. Sellers are offering concessions to remain competitive.  Victory (55+): Average Sale Price: $621,558. 19 homes sold, with 35 active listings (4.5 months of inventory). Average days on market: 85. Today, we’ll explore the floating cabins at Scorpion Bay Marina. These cabins are a fantastic way to beat the Arizona heat and enjoy a staycation. For those considering moving to Arizona, these cabins provide a fun alternative to hotels while exploring potential new homes. Floating Cabins at Scorpion Bay Marina:  Studio Bungalow: 1 bedroom, 1 bathroom, sleeps 4. Fully equipped kitchen, private wet slip for boats or jet skis, private patio, washer/dryer access, pet-friendly.
