Verrado: • All Ages Portion: Average Sale Price: $624,477, with 23 sales in December. • Interest rates dropping contributed to increased sales, especially homes over $500k. • 13 homes pending, 97 active listings, and the average days on market decreased to 75. • Victory (55+ Active Adult): Average Sale Price: $832,830, 9 homes sold in December. • 4 homes pending, 48 active listings (31 resales), and an average of 129 days on the market. 🏡 2. Vistancia: • All Ages: Average Sale Price: $652,972, with 12 homes sold and 13 pending. • 51 active listings, including 13 new builds, and an average of 109 days on the market. • Trilogy (55+): Average Sale Price: $631,125, 8 homes sold, and 11 pending. • Resale homes range from $485k to $1.1 million, with a decreased inventory of 40 active listings. 🏡 3. Estrella Mountain Ranch: • All Ages: Average Sale Price: $511,011, 22 sales in December. • Inventory decline with 82 active listings, over 3 months of inventory, and 70 days on the market. • Canta Mia (55+): Average Sale Price: $452,600, 4 homes sold, and 5 pending. • With only 20 homes for sale, sellers benefit, and improvements in rates may increase buyer activity. 🏡 4. Pebble Creek (55+): • Average Sale Price: $601,739, 18 homes sold, and 11 pending. • Steady at 91 active listings, with 14 new builds, and a reduced average day on the market (55). 🏡 5. Sterling Grove (All Ages & 55+): • Average Sale Price: $620,795, 4 homes closed in December. • 29 active listings (10 new construction), showcasing fabulous resale homes with additional amenities. • Resales offer established landscaping and pools.
