In this video, we'll explore the housing market in Arizona, specifically in the West Valley region. Starting with Verrado, a community with amenities, parks, and an 18-hole golf course. In August, the average sale price was $709,566, including new builds. You might be surprised to find 24 resales under 500k, 13 in the 500k range, 9 in the 600k range, 6 in the 700k range, 2 in the 800k range, and 2 in the 1-2 million range. Including new builds, we have 85 active listings, ranging from $410k for a 3-bedroom home to $4,250,000 for a custom build on a 1-acre lot overlooking the Verrado Golf Club's 12th green. Victory, another community with an 18-hole golf course, restaurants, and more, had an average sale price of $683,867 in August. There are 34 active listings, with prices ranging from $385k for a brand-new townhome to $1,273,000 for a new build with a 3-car garage. Moving to Vistancia in Peoria, Arizona, a community with two golf courses and abundant amenities. In August, the average sale price was $697,119, with 51 active listings ranging from $425k to $3.280 million for a custom home on the Blackstone Private Golf Course's 14th hole. The 55+ portion of Vistancia, Trilogy, had an average sale price of $703,489. There are 15 active listings, with prices ranging from $344k to $545k Estrella Mountain Ranch in Goodyear, Arizona, offers both all-ages and 55+ communities with a golf course and beautiful lakes. In August, the average sale price was $547,707, with 70 active listings ranging from $405k to $990k. The 55+ portion of Estrella Mountain Ranch, Canta Mia, saw an average sale price of $458,665 in August. There are 14 active listings, with prices ranging from $335k to $725k. Pebble Creek, a 55+ Active Adult community in Goodyear, Arizona, features three golf courses and active pickleball. In August, the average sale price was $541,858, with 59 active listings ranging from $379k to $1.2 million. Sterling Grove, offering both all-ages and 55+ living, an 18-hole golf course, spa, fitness center, and more. In August, the average sale price was $709,374, with 34 active listings ranging from $469,995 to $1.8 million.
