Welcome to the Sun City Festival Community Tour, where we explore the vibrant 55+ active adult living in Buckeye, Arizona. Are you thinking about moving to Buckeye, Arizona? Well in today’s video I am in the 55+ active adult master planned community of Sun City Festival which is located in the Northwest Valley of Phoenix. I will be taking you to 3 different homes, in 3 different price points so that you can see what might fit your budget. Sun City Festival is a Del Webb community located in Northern Buckeye off Sun Valley Parkway. It is a bit remote, meaning there is no shopping inside the community. They do have a gas station here with a little market, however you are 16 miles West of Downtown Surprise, about 12 miles to closest hospital, (15 mins) from the nearest Safeway grocery store, Hardware store, Walgreens, banks etc. HOA Dues = $480/qtr. - they cover all the amenities I spoke to you about earlier. They do have plans for a grocery store here, but nothing official announced quite yet. The area behind the gas station is slated for commercial use, but no time line currently. They have a Shell Gas Station and Festival Village Market. Wrap up - FAQ: Average sale price is $545k (October 2023) Ranging from 342k for 2/2 all the way up to 949,900 for a 3 bed 2.5 bath pool home with white tank mountain views. If you have visiting grandchildren, the Sage Recreation Center has a children’s tot lot as well as a resort swimming pool with designated children’s swim hours, so if you are wondering about that, they do allow that during certain hours, unlike some other communities where there are no kids allowed at all. They are still building in here, so be sure to visit the sales office, or ask them about their 2-5 night Explore Del Webb Program, where you can stay in one of their furnished villas, includes free use of a golf cart, and you can play a round of golf and tour the community to get a feel for what it is like to live here. Living in Buckeye, Arizona | Pros & Cons | The Fastest Growing City in the US Are you thinking about moving to Buckeye, Arizona? Well In today’s video, I am going to be covering the Pros and Cons of Living in Buckeye, Arizona since Buckeye, is one of THE most requested cities to live in in my business, and also, one of the fastest growing cities in the United States if you can believe that. So, I thought I would talk about some of the pros and cons of living here today. Coming from someone that actually lives here. Pro - Affordability - Average Sales Price in October for Residential Sales was around $460k. Compare that to some of our neighboring cities here in the west valley like Peoria, avg sales price was around $543k, Goodyear was $530k, Waddell was $557, Litchfield Park 544k. So, there are still some really affordable pockets in Buckeye that are keeping those average sales prices here a bit lower than our neighbors. Which brings me to another Pro along the same lines- there is still quite a bit of new construction taking place out here in Buckeye. Now, some will say this is a pro, and others will say it’s a con. So, I’ll cover both. Let’s talk about some cons now. We already touched on the traffic that can get pretty bad here, with the huge amount of growth that has been happening here, the infrastructure on our roadways are just not able to keep up. Since I have been here which is almost 10 years now, I have seen an incredible amount of what used to be Farmland just disappear here, and be turned into tilt ups or distribution centers. Another, con that comes up quite a bit is the lack of nicer restaurants and shopping here. That is it for my pros and cons of living here in Buckeye, I will say that I live here in Buckeye, and one of the things I personally love about living here is the White Tank Mountains, the views of those mountains are gorgeous, the sunsets over them, the wildlife and nature here are amazing and the communities that have made Buckeye home are some of the most sought after communities here in the West Valley because of the things I have mentioned above. Main street district, is like I said 2 miles from this home, and has our Bashas grocery story, CVS, restaurants, barber, day spa, dental, coffee shop, and where we hold our concerts in the park, and tree lightings and other community gatherings, that’s all just 2 miles away. If you need a larger grocery store, Village Grove shopping center is just 2.5 miles away, there is a Fry’s grocery store, Autozone, more restaurants, car wash, goodwill, Ace Hardware, Veterinarian, UPS Store, Postal Annex, brakes plus, that's just a 6 minute drive from here. You are a block from one of the many trail heads here in Verrado, that take you all over the community. So if you enjoy hiking, biking, or walking, that trail head is just around the block from here, and you are on your way. October Real Estate Market Update 2023: Top 5 West Valley Communities in Arizona It’s November and the real estate data in for October. I have brand new details for you in today’s October Market Update 2023, so let’s dive in! In this video I will go over the West Valley’s top 5 communities here in Arizona. Of course the top 5 are just my opinion obviously there are many fantastic communities and neighborhoods here in the West Valley. Let’s dive in! The First community I am going to talk about is: Verrado This is a beautiful master planned community located in Buckeye, Arizona and is comprised of an all ages portion and a 55+ active adult portion that goes by the name of Victory. It has 2 18 hole golf courses, pools, fitness centers, miles of hiking trails, its at the base of the white tank mountains, so it has some incredible views, lots of palm trees, schools, and shopping and restaurants all within the community. So, it’s highly sought after here in the west valley. Our next community is Vistancia, located in Peoria, Arizona. Another very popular community with 2 golf courses, pools, shopping, schools and restaurants all inside the community. Also has an all ages portion and a 55+ portion called Trilogy. Next community is in Goodyear Arizona. This is another gorgeous master planned community called Estrella Mountain Ranch it has 2 large lakes in their all ages community and then about 9 smaller lakes in the active adult portion, so that makes for some nice lake front living, and they have beautiful views of the Sierra Estrella Mountains, and a golf course plus shopping, schools, and restaurants all right inside the community. Moving on to another Beautiful community in Goodyear, Arizona, called Pebble Creek. This one is strictly 55+ Active Adult and has 3 Golf Courses, its close to freeways, shopping and restaurants, and is super amenity heavy…lots to do…especially pickleball! Last community I am going to cover today is Sterling Grove -this community has both all ages and 55+ living, they have an 18 hole golf course, spa, fitness center, restaurants, close to shopping and has great freeway access too.
